A Lasting Layout Strategy in St Petersburg, Russia
Back in 2016
When Spatidee founder Andrew was brought in to consult on a flagship luxury residential development in the heart of St Petersburg, the brief was clear: improve the layouts without compromising on tradition. The project, set along the iconic Neva River and overlooking its famous bridges, had all the makings of a prime residential opportunity — except the floor plans

The original designs followed a conventional approach, with highly compartmentalised layouts: a maze of smaller rooms, closed-off kitchens, and isolated spaces that didn’t make the most of the stunning views or natural light. For a premium property in such a dramatic location, the layout didn’t match the potential.

A Vision for Open Living
Andrew's recommendation was simple but transformative: open up the living areas along the river-facing side of each unit to maximise the views and bring in more daylight. By rethinking how residents would interact with the space and with each other, the layout became more fluid, functional, and appealing to a wider range of buyers.

Rather than imposing a rigid open-plan solution, he suggested gentle zoning to distinguish between social and private areas. This allowed future homeowners flexibility: they could enjoy expansive entertaining areas or later introduce partitions if they preferred more defined rooms.

Results That Speak for Themselves
Although Andrew moved on from the company before construction was completed, his layout strategy remained. The development was launched with layouts reflecting his recommendations — and the market responded. The majority of units were sold soon after launch.
I'm proud that even after I left the company, those ideas were taken on board. The project is now nearly sold out, with layouts based on those early suggestions. Seeing them brought to life is a rewarding reminder of the long-term value of layout-first thinking.
