Transforming a tiny 3-Bed into a Spacious Family Home
The Starting Point

This property came with the classic limitations of a compact 3-bedroom house:
  • No proper dining space
  • Limited area for family gathering and time together
  • No options for independent time-spending
  • Underused integral garage
  • Bedrooms functional but inflexible
  • Lack of character

The brief wasn’t to knock down and rebuild.
It was to enhance the layout really affordably, with staged steps that support a growing family’s changing needs.

We proposed a phased transformation, designed to:

  • Preparare for Garage Conversion
    Unlock future upgrade opportunities
  • Avoid Costly Mistakes
    Market research for best solutions and avoiding any major strucural works
  • Transformation plan
    Future-proof the house for growing needs or resale appeal
  • Step 1: Add a Warm Solif-Roof Conservatory
    • A new, properly insulated solid-roof conservatory
    • Provides a much-needed dining space connected to the garden
    • Brings light and flexibility to the entire rear of the home
    • Feels like a proper extension without full-scale build cost

    As a bonus to bring a character and comfort we offered an installation of the log burner in living room
  • Step 2: Future Garage Conversion
    • The integral garage can remain as storage or gym space for now
    • In future, it could become either a: Playroom, Study or snug or Fourth bedroom, with layout potential for an en-suite
    • Designed so this upgrade can be made with minimal disruption later by simply adding a new door from a new conservatory area now.
    • Existing pitched roof makes the conversion affordable without structural alterations needed.
  • Step 3: Upstairs Enhancements
    • Long main bedroom reworked to allow separate area either for: a walk-in wardrobe, a study nook or a future en-suite
    • Rest of upstairs stays simple, keeping the project lean
