The Context
Brampton Park House is a Grade II listed country manor house in Cambridgeshire, formerly used as a part of RAF headquarters. A developer acquired the site with planning permission already in place but design pack lacked some important drawings such as internal sections and offered undeliverable layouts as result.
At the time, Andrew (Spatidee’s founder) was employed in-house by the developer, and was tasked with resolving one of the project’s biggest practical challenges: how to turn the approved plans into real, liveable homes without needing fresh planning permission and listed building consent.
The Challenge
  • Respect the external appearance and planning approvals such as overall number of bedrooms and boundary of the units
  • Avoid triggering a new round of planning or listed building applications
  • Design liveable, modern homes within a protected heritage shell
  • Make the most of a unique and complex building structure
The Input
Working together with the professional team (architects and engineers) Andrew reworked the entire internal layout strategy, staying as close as possible to the originally approved footprints but transforming the usability of each unit.

Key contributions included:
  • Rethinking layout logic to suit modern living
  • Improving natural light, flow and internal zoning
  • Balancing heritage features with contemporary needs
  • Reducing build complexity and risk of delays
  • Supporting sales with clearer, more attractive unit designs
